Do I need building plans for my loft conversion? 

Yes – all loft conversions need Buildings Regulation approval, regardless of whether planning permission is needed or not. A building control surveyor will inspect your work at various stages and will issue you with a completion certificate on final inspection. 

How long will the loft conversion works take? 

The average loft conversion usually takes approximately 6 to 8 weeks depending on the extent of the works required. As a rough guide:  
A Velux Loft Conversion = 4/5 weeks. 
A Dormer Loft Conversion = 6/7 weeks. 
An L-shaped Dormer Loft Conversion = 7/8 weeks. 
A Hip to gable Loft Conversion = 7/8 weeks. 
A Hip to gable w/rear dormer = 8/9 weeks. 
 

How much will my loft conversion cost? 

All loft conversions are different depending on what type of conversion is required. Please see the illustrations for guide prices. 

Is my loft conversion guaranteed? 

All loft conversion works are fully guaranteed for 10 years. We are proud members of the Masters builders association who also offer added protection and information. 

What does your detailed loft conversion quote include? 

Our detailed loft conversion quote provides a clear and concise break down of all costings including electrics, carpentry, plumbing and any associated works required. Loft conversions are usually finished to ready to decorate stage. 

How quickly can loft conversion works begin? 

Depending on our current work schedule we aim to start your loft conversion as soon as is convenient for you 

Do I need planning drawings for my loft conversion? 

You only need planning drawings for your loft conversion if planning permission is required. 

What is a party wall agreement and will I need one? 

If your home is semi-detached or terraced, you’ll need to notify your neighbour of your proposals if the loft conversion works fall under the Party Wall Act requirements. For instance, if you are building in beams which will bear on the party wall(s). 

What is the usual process if I wish to proceed with my loft conversion? 

 
Arrange for an initial visit by the project manager who would be undertaking your loft conversion to conduct a free survey and discuss with you your requirements and the best way to achieve your ideas. 
 
If you wish then to commit and proceed we will provide a full detailed quote with full scope/schedule of works and offer a start date. 
We will then arrange for an architect and structural engineer to provide drawings and gain planning permission if necessary, you may have already fulfilled this part so we can proceed faster. 
 
The scaffolding will be put in place so works can commence 
 
Depending on the type of conversion and any pre works needed e.g studwork/plasterboarding to protect other parts of your home from noise and dust works will commence and be completed within the timeframe. 
 

How much headroom do I need for my loft conversion? 

Headroom is very important with any loft conversion. Most loft spaces can be converted but what is crucial is that there is enough achievable headroom. Ideally, you need around 2.3m to start with from the existing ceiling joists to the apex of the loft, but it is still possible to convert a loft with less height. 

Do I need smoke detectors in my loft conversion? 

 
To comply with Building Regulations our electricians fit interlinked smoke detectors at each level, where necessary to comply with fire regulations. 
 
These smoke alarms are mains hardwired and have standby battery backup power supply.
